Mark R. Bogosian is an American real estate developer and entrepreneur based in Massachusetts. He is the founder of Longfellow Design Build, a design-build and residential construction firm based on Cape Cod, and president of Waterside Group, a holding company encompassing real estate, hospitality, restaurant, and marina businesses across Massachusetts, Rhode Island, New Hampshire, and Florida.

Early life and education

Bogosian studied marketing at Boston College, graduating in 2009. He entered the building trades early, operating a small painting and construction business as a teenager before founding his own company.

Longfellow Design Build

Bogosian founded Longfellow Design Build in Falmouth in 2012. The firm operates under a design-build model, combining architecture, design, engineering, and construction under a single company. Within roughly a decade of founding, the firm had completed hundreds of residential projects on Cape Cod and Boston's South Shore, and has since expanded with offices in Lincoln, New Hampshire, and Boston's South End.

Longfellow's residential development projects include Lighthouse Station at Woods Hole, a multi-unit condominium community overlooking Vineyard Sound, built on the site of the former Nautilus Motor Inn, which Bogosian acquired in 2016.

South Peak Resort

South Peak Resort is a four-season residential and resort development in Lincoln, New Hampshire, situated between the Pemigewasset River and Loon Mountain Resort. The 360-acre development offers ski-in, ski-out access to Loon Mountain's trail network and includes custom homesites, custom homes, and the Fireside townhome neighborhood. In 2025, Boston magazine named South Peak Resort "Best Place to Own a Ski House" in its New England Travel Awards.

Flying Bridge Marina

Flying Bridge Marina and Boat Sales is a full-service marina located on Falmouth Harbor. In September 2025, the company acquired Harbor Lights Marina in Warwick, Rhode Island. In January 2026, it opened Flying Bridge Sanibel in Florida.[1] Flying Bridge Marina hosts the Cape Cod Bluewater Classic. This annual big-game fishing tournament raises funds for regional charities.

Hospitality and restaurants

Bogosian took over the Flying Bridge, a waterfront restaurant on Falmouth Harbor, under a 20-year lease in 2022 and purchased the business in 2023.[2] His other hospitality holdings include the Falmouth Tides Hotel, the Red Horse Inn in Falmouth Heights, and Timber Bar & Bowl in Falmouth.

In March 2026, Bogosian acquired Newport Creamery, a Rhode Island ice cream and restaurant chain founded in 1928, from The Jan Companies. The acquisition included eight locations across Rhode Island and southeastern Massachusetts.[3]
